Thinking About Buying A New Home?


Hey, are you thinking about buying a new home?? 


If you’re even considering buying new construction there are some things you definitely need to be made aware of. 


Hi, this is Ryan Cook, Broker/Owner of HomeSmart First Class Realty AND a licensed builder in the Commonwealth of MA.  


You need to consider whether or not there are shared septic systems, or high HOAs in the subdivision and how that will affect your payment.  


Believe it or not, I’ve seen HOAs initially run by the builder that were completely unfunded, leaving the current owners to foot the bill the builder should have paid.

 

Also, it’s imperative to know the “super nice” agent in the sales office is there to protect the Builder, not you. 


That agent works for the builder and is required, by law, to protect the builder’s best interest, not yours.  


I’ve actually seen legal cases, and have been an expert witness in, where builders keep a buyer’s deposit even after the builder’s preferred lender qualified the buyer.


I’ve also helped negotiate upgrades and changes that originally were not being offered just by knowing what the builder didn’t include in their documentation that should have been there.  


That would not have happened if the buyer didn’t hire their own representation outside of the builder’s sales office.  


There are so many things to consider when buying a new home. 


And don’t be fooled... you don’t save money by not having representation.


The builder will not lower the cost of the home because that would affect future sales prices in the development and the builder’s profitability. 


The builder may seem like a “great guy” and is providing a valuable service... yet the builder wants to maximize the profits on their investment.


And, remember, to have an experienced negotiator on your behalf doesn’t cost you anything.


The builder has already built that cost into the project’s marketing budget.
