If youāre even considering buying new construction there are some things you definitely need to be made aware of. š§

You need to consider whether or not there are shared septic systems, or high HOAs in the subdivision and how that will affect your payment. š°
Believe it or not, Iāve seen HOAs initially run by the builder that were completely unfunded, leaving the current owners to foot the bill the builder should have paid. šø
Also, itās imperative to know the āsuper niceā agent in the sales office is there to protect the Builder, not you. šš¼āāļø
That agent works for the builder and is required, by law, to protect the builderās best interest, not yours.
Iāve actually seen legal cases, and have been an expert witness in, where builders keep a buyerās deposit even after the builderās preferred lender qualified the buyer. š²
Iāve also helped negotiate upgrades and changes that originally were not being offered just by knowing what the builder didnāt include in their documentation that should have been there. šŖš»
That would not have happened if the buyer didnāt hire their own representation outside of the builderās sales office.
There are so many things to consider when buying a new home.
And donāt be fooled... you donāt save money by not having representation.
The builder will not lower the cost of the home because that would affect future sales prices in the development and the builderās profitability.
The builder may seem like a āgreat guyā and is providing a valuable service... yet the builder wants to maximize the profits on their investment.
And, remember, to have an experienced negotiator on your behalf doesnāt cost you anything.The builder has already built that cost into the projectās marketing budget.
